Yes! Keep in mind that the tenant is protected during the term of the lease agreement. If you think you might want to sell because let us know so we can protect you in the lease as well. We do have a "60-day notice clause" in the lease if case you do sell and the lease hasn't expired. You can sell the property to whomever you choose and use any broker of your choice.
All properties and owners are unique and we work with every individual owner to meet their needs.
Yes, as an owner you can sell to whomever you want but keep in mind as the property manager we are still owed our management fee for the term of the lease.
We do file an eviction if a tenant hasn't paid by the 18th of the month. **Fees determined at the time of filing** If it is necessary to file a writ of eviction and physically put the tenant’s property out of the house, there will be additional charges for an eviction crew. This varies depending on the amount of time it takes.
Unfortunately, retaining a property management firm doesn't mean you will NOT have issues with your property. It does mean we will handle any issues that come up with your property and notify you. We will take photos and send to you if the issues warrants photos.

Each person 18 years of age or older who will be living in the property is required to complete a very comprehensive application. We then run a credit report, criminal background check that includes the Sex Offender List, and a nationwide evictions report. We also verify employment and income as well as prior rental history by verifying tenancy with prior Landlords.
We have a portal for Tenants and they pay Southern Reef Management through the portal.
We charge 10% of the rents collected per month. We do have a multiple house and high income discount and are happy to discuss this with each owner.
We charge 50% to procure a tenant when your property is vacant. We only get paid if you get paid. We work hard to get your properties rented as soon as possible.
Each tenant has a tenant portal and they can send their maintenance request through the system. The maintenance requests are checked first thing in the morning and before we leave home in the evening. Tenants have access to our numbers if they have an emergency and all notices go to our phones.
